We would also like to recommend that potential home sellers obtain an inspection before the property is listed.  Most home inspections are ordered by the buyer (during escrow) with potential repair items, as a result of the inspection report, being put back to the seller.  Repairs to the subject property can sometimes delay the close of escrow, and sometimes provide an incentive for the buyer to seek a lower price.  Why not know exactly what you, the seller, may be faced with in regards to potential repairs ahead of time?  Why not provide the buyers agent with a recently prepared inspection report along with evidence that the repairs have already been made?  Just a helpful hint in making the sale of your property go more smoothly.
